Job Title:     Site Manager
Accountable To:    Operations Manager

Main Purpose:  To manage the works on site to ensure the project is completed to a high standard on time, safely and profitably resulting in satisfied clients/customers.

Main Responsibilities: The following tasks are not in priority order

1. Manage build ensuring company standards and procedures are adhered to at all times.
2. Monitor construction working programme with contracts/operations manager on a weekly basis.
3. Study drawings and be aware of forecast costs, budgets in order to minimise waste and maximise value.
4. Manage sub-contractors, labour, plant and materials – issuing requisitions for plant, labour and materials as required to meet programme.
5. Monitor plant equipment costs and preliminaries including set up, cost of plant and office.
6. Ensure effective communication with sub-contractors.
7. Maintain efficiency and high standards at all times.
8. Plan to ensure the scheme completes on time or ahead of time.
9. Arrange meetings with quantity surveyors, buyers and other key stakeholders (as applicable) take place regularly throughout contract and meeting minutes are kept on file for all parties to refer back to.
10. Arrange, attend and minute internal progress meetings as required.
11. Liaise with quantity surveyor and sub-contractors to discuss possible damages and time loss immediately as they arise.
12. Produce correspondence in conjunction with quantity surveyor and Operations Manager including maintaining filing system.
13. Monitor and review quality assurance.
14. Review and manage Health & Safety ensuring company Health & Safety procedures are adhered to, to ensure a safe working environment at all times.
15. Record and log accident/near misses report forms in line with company policy.
16. Discuss site issues and progress with Operations Manager.
17. Minimise costs by monitoring and reviewing site wastage, materials, time, labour and plant.
18. Maintain morale on site by communicating regularly with all site colleagues, discussing and reviewing issues and sharing good practice.
19. Ensure good public / customer care relations with neighbours and the public.
20. Ensure subcontractors project requirements are met

Job Description

21. Check material measurement and take offs from drawings including checking drawing practicality.
22. Carry out Health & Safety, machinery, plant, scaffolding, excavation and quality inspections as required, ensuring weekly registers are updated.
23. Supervision and direction of sub-contractors to meet programme requirements.
24. Attend sub-contractor pre-start meetings with Operations Manager and quantity surveyor.
25. Deliver induction to site operatives.
26. Monitor subcontract and site operative requirements and liaise accordingly when they are no longer required.
27. Delegate and check material to site as ordered.
28. Communicate 5 week rolling programme regularly with site operatives.
29. Discuss and review site operatives and subcontractors’ tasks.
30. Preparing site for air test in accordance with building regulations.
31. Check and sign for materials delivered to site, ensuring records are kept for all deliveries.
32. Set up and maintain adequate welfare site boundary including traffic management.
33. Produce and provide method statements and risk assessments.
34. Setting up and following all relevant Risk assessments, vet subcontractors risk assessments and maintain correct procedures, where required, produce RAMS for our own inhouse staff/trades
35. Maintain good working relations with operations/ client.
36. Discuss issues promptly and provide solutions.
37. Check and record weekly safety inspections sheets, material requisitions, personal protective equipment registers, permit to dig, HOT works permit and others when required.
38. Ensure good site tidiness and appearance at all times (first impressions count...!)
39. Ensure regular HSE bulletins are thoroughly read and proactive in our approach to managing safety
39. Other relevant tasks as required.

Knowledge, skills and experience required:

• NVQ Level 3, ‘A’ Level, HNC, or equivalent qualifications or equivalent trade experience
• Microsoft Office including Outlook, Word & Excel
• SMSTS certificate
• First Aid certificate
• Scaffolding certificate (Desirable)
• Temporary Works
• Street Works
• CSCS Card
• Good communication skills
• Assertive and strong persuasion skills
• Strong time management skills
• Good management and leadership skills
• Technical aptitude

Job Title:     Landscape Operative
Accountable To:    Operations Manager

Main Purpose:  Carry out landscaping on Beech Live schemes, plus the maintenance of completed schemes ensuring estate presentation is always to the highest standards

Main Responsibilities: The following tasks are not in priority order

1. All planting works inclusive of tree’s, hedging, shrubs & plants along with all turfing of new build plots
2. Monitor completed scheme green spaces and ensure that maintenance is planned in ensuring high standards of appearance are maintained.
3. Coordination of on site works with site managers.
4. Manage and maintain all Beech landscaping equipment’s
5. Ensure effective communication with fellow landscaping operatives.
6. Maintain efficiency and high standards at all times.
7. Plan and liaise with relevant site managers to ensure landscaping materials are delivered on time.
8. Liaise with Procurement managers to ensure all materials costs are allocated correctly
9. Monitor and review quality assurance.
10. Manage own Health & Safety standards ensuring company Health & Safety procedures are adhered to, to ensure a safe working environment at all times.
11. Discuss site issues and progress with site and Operations Manager.
12. Minimise costs by monitoring and reviewing site wastage, materials, time, labour and plant.
13. Ensure good public / customer care relations with neighbours and the public.
