Our background

Established in 1995 and now one of the most proactive house builders in Conwy County, North Wales. Beech Developments builds and sells 100-120 units a year on average, producing homes that are much in demand. The company contributes to addressing the short supply of housing in the county, helping to meet the shortfall with desirable developments that tick the box for quality, variety of house types and built-in sustainability. We have been associated with a significant number of developments in the borough during the last 20 years, whether through sourcing land, obtaining planning permission or developing through to completion.

Quality, design and range of homes

Our property types range from two-bed cottage apartments to four and five-bedroomed detached homes. We strive to build energy efficient homes and sustainability permeates throughout the entire business; from the way in which our houses are built to the ethos we have on site. Our materials are also sourced, where possible, from sustainable sources and all waste on site is minimised and disposed of responsibly.

Indeed all of our homes are close to an A-rated standard for energy efficiency, thanks to our fabric-first approach. Our homes also include the installation of solar PV panels, which come as standard on our current development. This approach provides our future residents with a more comfortable home environment internally, as well as reduced energy bills. They will also have the ability to take advantage of the Feed-in-Tariff Scheme, thanks to the solar PV panels, which is indexed linked and guaranteed for up to 20 years by the UK government.

We aim for and demonstrate continuous improvement and as eco-efficient technology reduces in cost; we are able to pass the savings onto our customers through upgrading our standard specification. For 2015, this includes air purification units, water butts, chrome light sockets, home office cabling, electrically operated garage doors, and upgraded sanitary ware and tiles.

Sustainability initiatives

Many eco-friendly features are included as standard in our properties rather than as extra-cost options, including positive input ventilation systems and solar PV panels. All of our developments are designed to encourage biodiversity. We do this in part by segregating certain areas of each road network with large planters, which reduce traffic speed and increases biodiversity.

Our road systems differ from other developments in that they incorporate permeable paving, a sustainable drainage systems to reduce the environmental impact of the development. This is much more visually attractive than wide tarmac roads. Controlling traffic speed by design reflects current industry "Homezone" principles and creates a sense of place for residents. This not only improves the aesthetics but is more sustainable and assists with surface water drainage. This complies with the requirements of SuDS (Sustainable Drainage Systems). Our homes are timber framed – a more sustainable option – and we ensure that that our density of housing avoids cramming, making our developments extremely pleasant environments in which to live.

Staff and values

We have a permanent staff headcount of around 20, which includes construction and site managers, decorators, joiners, administration and finance, sales, technical and planning. Our in-house architect and design team gives us the advantage of direct control over design and encourages staff to take ownership of projects. Unlike most developers we have a policy to engage the community from the outset of any proposals by holding public consultation meetings to considerately take into account the views of local people. The emphasis is on using local sub-contractors and we have healthy and longstanding working relationships with many local suppliers, many of whom we have worked with for several years.

Beech Developments’ adopted charity of the year is Ty Gobaith children’s hospice in Conwy, part of Hope House Hospices. We also sponsor the local cricket team and have recently agreed to support local football teams. As a developer, our role in local regeneration is also important to us.
